A professional independent impartial Inventory while not a legal requirement is recommended to protect landlords and tenants alike. Recommended for both furnished and unfurnished properties!
It details the cleanliness and
condition of a property, fixtures, fittings and contents at the start of a tenancy enabling an accurate assessment of the property at the end of the tenancy (allowing for fair wear and tear).
As a legal document it serves as evidence in a Deposit Scheme
arbitration case or indeed in court.
A professional independent Check In serves to ensure that the inventory is a correct description of the contents, fittings and condition of the property and agreed at the time the tenant
takes occupation and signs for the keys.
Utility meter readings will also be taken and added to the Check In Report. Tenants must be present at the Check In.
An Inventory and Check In can be done at the same time.
At Check Out a detailed inspection is done to assess possible damage, cleaning issues and missing items against the Inventory and Check In Report.
Keys are collected, tenants forwarding address obtained and final meter readings are noted.
A final report highlights issues with regards damage, condition and cleanliness with compensation suggestions or actions and possible landlord maintenance if any.
A Mid Term Report is done at an agreed time during the tenancy to inspect and assess the expected condition at that time, including evidence of things like smoking and unauthorised pets, which enables an informed decision when a landlord must consider renewing a tenancy.
It can highlight any landlord
maintenance issues needing attention and will also allow the landlord to be prepared for any work needed
when the tenancy ends - Minimising lost revenue while a vacant property undergoes remedial works.
